The dreaded buyers market. We can see these folks wringing their hands and salivating over the prospect of stealing your home from you for a song. Makes you just want to pull your hair out of your head. Well, I understand how you feel. Unfortunately, that's the reality that we now face until this economic crisis is behind us. Fortunately, there is something we can do about it to increase the chances of selling our home for the price that WE want. No, you don't have to roll over and play dead. This article will give you some tips.
Fire your realtor! You heard me. Fire him...or her. Look, your home is probably passed the dreaded 30 day listing threshold, right? Well, guess what? Your realtor has bigger and better fish to fry. Once your home gets beyond 30 days, you can pretty much forget about any help from your realtor. You're on your own. They're going to be tackling the new listings and leaving you out in the dust. Get used to it.
So, how do you do this? Simple. For starters, write your own ad...and not that desperate sounding piece of garbage that you have running right now. Look, you have to understand the mindset of the buyer. Right now he thinks he has you over a barrel. You can't play into that by running ads that say "Must sell!" That's just giving them what they want. They'll try to talk you down to nothing. You have to deal from a position of authority and strength. Your listing should scream, "This is a great home and you'll be lucky to get your hands on it because it's going to go FAST." Never show weakness...NEVER!
Next thing you want to do is stop relying on your realtor to show the house to prospects. You want to take the bull by the horn and give them the guided tour yourself. And when you do, walk around with a confident smile on your face. Don't say things like, "I really need to unload this so just make me an offer." You might as well just give your home away. Again, show confidence.
